Showpads was founded by successful landlord and Realtor, Nick Cates as he realized that most landlords and property managers could benefit from an affordable service focussed specifically on providing secure, flexible, in-person showings and application services that help fill vacancies faster.
Through Showpads, Nick and his team of trained showing associates, screen prospects and schedule showings of vacant rentals 7 days a week.
As a landlord, Nick personally manages his own portfolio of rentals and helps other landlords, and aspiring landlords, maximize their ownership opportunities by providing advice and handy referrals from his network of tradespeople and other professionals. As a licensed Realtor with Pacific Playa Realty, Nick also provides full real estate services for clients interested in buying, selling, and investing.
Nick has also become a leading social media voice regarding all things real estate, providing market insights and tips for owners and landlords across Southern California. As a native Angelino, Nick is well-positioned with the neighborhood and market knowledge that make him an invaluable resource to clients around the Los Angeles area.

What if I need you to complete the lease as well?Leasing is considered a "licensed activity" meaning it must be conducted by a licensed Realtor or property manager. But there is no problem if you need that type of service. Our founder Nick Cates is a licensed Realtor who can professionally handle any of your real estate needs.

How do you advertise your rentals?When an owner or manager signs on, we take pictures and a video. We then create listings on all the major rental sites, like Zillow and apartments.com, as well as Facebook Marketplace and Craigslist. These listings allow prospects to connect with us via phone, text or email to arrange in-person viewing appointments.

How much does it cost and how long does the service last?Our pricing model is simple. We charge one half (1/2) of one month's rent and the service lasts for as long at it takes to get the property rented. Our goals are aligned with our clients'. We all want to rent properties as quickly as possible. When rentals are sit vacant for too long, it's typically because of price misalignment with the property's location and/or condition. This is why we provide our clients feedback from prospects so you can make adjustments to achieve maximum success.

Do you provide any other resources?As a landlord, our founder, Nick Cates, brings to the business decades of professional contacts that he has personally used; everything from handymen, to plumbers, electricians, pest control, construction and more. He also provides full real estate services for clients considering buying or selling real estate.

Are all the showings supervised?Yes, when we take the Showpads listing, we install a lockbox on the unit that is available to our specially-trained showing associates only. We then screen tenants, based on the criteria you provide, and we schedule viewings supervised by one of our associates.

Is Showpads a property management company?No, Showpads focuses strictly an advertising and showing services for landlords who manage their own rentals and property management companies that need assistance in showing their properties. Once we present the client with the application of an acceptable client, the landlord or manager takes over the leasing and ongoing management and our job is done.
